(Sign up for Free by clicking here.) Are You a Patient Investor Who Is Seeking Long Term Growth? Long term property holds are the real ticket to creating long term wealth. Over time Real Estate consistently goes up in value and has averaged 5% increases over the last 25 years. Now five percent doesn't seem like much, but this also doesn't take into account three very important details. One, Mortgage Pay Down every month. This can easily increase the return from one to three percent per years. Two, Cash Flow. Cash flow really helps to increase the return, in fact we have some properties that are returning eight percent each year on cash flow. Three, Leverage. By Leverage I am referring to the fact that you are receiving five percent increases on the full purchase price, but you only have to put down 25% of the purchase price. This automatically quadruples your return to 20%. Leverage is such an important point I have to break it down just to show you how great it is. If you were to buy a $200,000 home that went up only 5% in one year that is an increase in value of $10,000 which doesn't seem like much. But when you realize that $10,000 was based on buying the home with $50,000 cash and $150,000 of mortgage, you end up with a 20% increase in your investment. The other important
point is this five percent average over the last 25 years does not begin
to take into account the 40% plus increases we have seen already this
year and the 10-15% increases that are forecasted for next year. I hope I have piqued your interest enough for you to continue reading.
