Welcome to 2006

 

What an incredible year 2005 was. So incredible that I even pushed our Newsletter back a week as we took a little extra time from the business after Christmas. Now we are back and things appear to be running incredibly strong.

In the Real Estate market over the last year we have seen record home sales in Calgary, record average prices and in fact records in almost all of the MLS statistics. Some of the astounding numbers that show up after looking at the numbers are an increase of 17.55% in average sales price from December 2004 to December 2005, an increase in sales of houses priced between $250k and $350k of over 54% year to year and a 19% increase in the number of properties sold in 2005 versus 2004.

These numbers are simply staggering and help to show what an incredible situation Calgary (and Alberta for that matter) are in right now. A strong economy, low interest rates and vast amounts of jobs will keep this trend running for many more years.

Although interest rates are being forecasted to go up as much as a full percent by this time next year, the economy isn't going to slow down, and the jobs won't either so we are expecting 2006 to be just as strong overall if not stronger for the first quarter.

The latest statistics that are coming out show the number of listings actually decreasing and the number of sales going up. This is causing prices to go up even faster as demand is outstripping supply.

Longer Term Investments

 

1)     Pensdale Green - $25,000 cash on a rental townhouse located in Penbrooke in South Calgary. This is an equity appreciation investment with some minimal cash flow payouts. The cash flow is paid twice a year and the equity portion would be paid out at the end of the term. The Return on Investment is projected to be 15% return per year.  Length is five to eight years. This is an excellent opportunity for someone looking to take a small step into Real Estate investments.

 

2)     Do you know someone who is currently a landlord and is tired of it? Or someone who rented their basement suite out and is now moving? This could be an opportunity for for us to work together buy the property and help create an investment opportunity for you. If you know someone maybe you can help create your own investment!

Short Term Investments

·         Our Deer Run project is well under way right now and we are hoping to be actively marketing it by the end of January We thank those that have joined us on this project and you should be seeing your returns shortly.

·         As we are currently entering the last phases of Deer Run, we are now actively pursuing our next project. If you know of a property that someone needs to sell that we could revitalize, send us some information about it.

Investments with us can either be registered on the title of the property, or a caveat can be placed on the property. Either method ensures you are protected and helps safeguard your investment.

Just Do It for 2006!

 

Each year Karen and I come up with a theme to help us stay focused for the year, last year was "The Breakthrough" where we put more systems in place, made the company more self sufficient and moved to the next level.

This year our theme is "Just Do It", some of our goals this year include taking significantly more action this year than last, add more staff to help us become more efficient, to dramatically increase the number of referrals and testimonials and to appreciably increase the amount of properties we purchase. For part of this we need your help, we need to ensure as many people as possible are aware of what we are doing and what we can offer them.

This includes people who need to sell their property, people who are looking for safe dependable investments and people who may simply be interested in doing this on their own. So as a personal favour to us for 2006 we are asking everyone who receives this Newsletter to pass it on two people they know who would also benefit from some of this information.
