We just don't realize how lucky we are!

$400 rebate checks from the government for every Alberta, a debt free province, just over 3% unemployment, $60 plus per barrel of oil and the list goes on!

Until you talk to someone from out of the province, you don't realize how well Alberta is doing compared to not only other provinces, but US states as well. Alberta is simply blowing the doors off of all the other provinces and states as far as growth and opportunities go.

The US just announced in the spring that they were budgeting $253 billion dollars for capital projects and road repair. That is a huge number! Well to put it in perspective, Alberta has just topped $100,000,000,000 in capital projects on the books. This is incredible when you start comparing it with what is going on elsewhere.

No other state or province in North America is debt free like Alberta. In fact this years surplus money of over $8 billion is more than Saskatchewan's entire budget.

All of this great news translates into an incredible future for the Alberta Real Estate market for the next many years. With opportunity abounding here, we will continue to see more people moving to Alberta, more jobs, and with that continuing rising property prices!

 

Hot Properties

 

Longer Term Investments

1)     HighPoint Estates - $30,000 cash on a Rent to Own property in Crescent Heights in Calgary. This is also an equity appreciation plus cash flow investment with quarterly cash flow checks and the equity portion paid out at closing. Approximate return is 20%.  Length of term is one to two years. This transaction closes October 15th. Extended until November 15th

 

2)     Pensdale Green - $25,000 cash on a rental townhouse located in Penbrooke in Calgary. This is an equity appreciation investment with some minimal cash flow payouts. The cash flow is paid twice a year and the equity portion would be paid out at the end of the term. The Return on Investment is projected to be 15% return per year.  Length is five to eight years. This transaction closes October 15th.Extended until November 30th.

 

3)     Ranchland - $50,000 cash on a Rent to Own house in the Northwest Calgary community of Ranchlands. This is a combination of quarterly cash flow checks and equity growth with an approximate return to the investor of 20%. Length of term is one to five years. This transaction closes November 30th.

 

Short Term Investments

·         If you (or a group of you) have $20,000 of investments or savings that are not giving you double digit returns please call or email us to find out what we have to offer for short term investments. We usually have one or two renovation projects on the go. These projects are properties that we are renovating and then selling.

·         We presently have a renovation property in Deer Run we are just starting. We are either looking for a group of investors, or a single investor looking for an 18% return on $30,000. If you aren't currently earning this type of return call us today!

All investments with us are either registered on the title of the property, or a caveat can be placed on the property. Either method ensures you are protected and help safeguard your investment.

4% increase in Property Values

 The part the headline doesn't tell you is the 4% increase was from August this year to September this year only! From September last year to September this year we have seen an incredible increase of 14.9%. In just one year! Remember if you are only putting 25% down on a property, your return would be four times that, or just under 60% in a year.
