October quick takes!

Welcome to another edition of The Investor’s Housez. It’s been a very busy year in the Real Estate business and we cannot see it stopping anytime soon.

All the economic indicators are still in place for a continuing strong Real Estate market with many years of growth ahead of us. With oil above $60 a barrel it just translates into continued growth and investment in the energy markets.

This tells you if you have already bought property, either as an investment or a primary residence, you are going to see many years of strong appreciation. So congratulations to you who have taken the plunge!

In the middle of this month is another pending rate increase from the Bank of Canada. General forecasts are for another ¼ point increase which is not cause to panic. If you currently have a variable rate mortgage, don’t run out and lock it in yet. The rates have to increase quite a bit for you to lose out.

Longer Term Investments

1)     HighPoint Estates - $30,000 cash on a Rent to Own property in Crescent Heights in Calgary. This is also an equity appreciation plus cash flow investment with quarterly cash flow cheques and the equity portion paid out at closing. Approximate return is 20%.  Length of term is one to two years. This transaction closes October 15th. Extended until November 15th

 

2)     Pensdale Green - $25,000 cash on a rental townhouse located in Penbrooke in Calgary. This is an equity appreciation investment with some minimal cash flow payouts. The cash flow is paid twice a year and the equity portion would be paid out at the end of the term. The Return on Investment is projected to be 15% return per year.  Length is five to eight years. This transaction closes October 15th.Extended until November 1st.

 

3)     Ranchland - $50,000 cash on a Rent to Own house in the Northwest Calgary community of Ranchlands. This is a combination of quarterly cash flow cheques and equity growth with an approximate return to the investor of 20%. Length of term is one to five years. This transaction closes November 15th.

 

Short Term Investments

·         If you (or a group of you) have $20,000 of investments or savings that are not giving you double digit returns please call or email us to find out what we have to offer for short term investments. We usually have one or two renovation projects on the go. These projects are properties that we are renovating and then selling.

·         These projects are generally between three to six months and pay an annual interest rate of 15-25% depending on the project.

All investments with us are either registered on the title of the property, or a caveat can be placed on the property. Either method ensures you are protected and help safeguard your investment.

Many people we talk to are interested in doing their own Real Estate investing.  One of the best books we can presently recommend is Don R. Campbell’s Real Estate Investing in Canada.

This book is one of the few Real Estate books that actually provide information about investing in Canada. The majority of the Real Estate books these days have been written by Americans, and are based on American laws and situations you just don’t find in Canada.

It’s a refreshing change to actually find information that is not only relevant, but also is tried and tested by hundreds of other investors both here in Alberta and other provinces.  Don R. Campbell is the President of the Real Estate Investing Network (R.E.I.N.) and has helped us along with hundreds of other investors to realize our dreams and set us on our way towards our goals.
