Look!
Welcome to the latest version and our new look for the Investor’s Housez update edition. For those of you that have received some of our previous newsletters, this is a big update for us and we would love to receive some feedback. If you aren’t up to date with what we have been doing, Karen and I formed a small Real Estate Investment Company in 2003 and we have been buying and selling property ever since. As we continue to grow, we are seeing more and more options for our friends, family and acquaintances to take advantage of the tremendous returns available from Real Estate. We’re applying our crystal ball strategy to help turn this from a good return to an excellent return. Although it may sound mystical, our crystal ball has an advantage as it’s simply applying what we know is happening and forecasting how it affects Real Estate. The big factor we are aware of is the pending Light Rail Transit extension to be completed in 2008 that will directly affect this district. Transit is a huge factor in property values and if gas prices continue their current trends, the effect becomes magnified. With the property being Rent to Own there is a chance our tenant may purchase at the end of the first year reducing our longer term returns. If this is the case, we have to settle for a high 20% return. City

How Much Money is required to Invest in Real Estate?This question actually seems to be coming up more and more often. Many people out there do not have the ability to write a check for $200,000 as an investment, but you do have $5,000 or more underperforming in other investments, or worse yet sitting in a bank! Previously we never had an option to help you increase your savings, but now things have changed! One conversation with a fellow investor made it so simple. He explained about multiple small investors coming in on a property and still reaping the benefits. Instead of one investor with $50,000, this allows us to help the beginning (or the curious) investors with only $5,000 each. As we get more and more people lined up, we simply pool the money. A $50,000 project would require either 10 $5000 investors, or five $10,000 investors. Now instead of waiting years and missing out on some of the early growth and compounding growth, you can start immediately!! The returns still work out the same for all involved. If it is a $50,000 option, returning 20% each of the $5000 investors would still get 20% on their return.
