How we do it!
It requires a lot of money to buy a property and make monthly payments on a mortgage, especially if you are paying on two or three or even more. So what we do is fill the properties with "equity building" tenants who not only help pay the mortgage, but also maintain the property and treat it like a home. This allows us enjoy the benefit of the growth in the value of the property without having to make the monthly payments! Of course the payments still get made, but now the tenants pay us to pay the banks so we have the best of both worlds!
Using various different filters we are able to look at properties and evaluate if they work for our long term goals. Since our long term goals are to have many properties that have gone up 10, 20 and even up to 50% in value we have to be quite thorough. These filters include what property values are currently doing in the area, what the forecast is in the future, what current rents are in the area and what kind of repairs are needed on the property. This is just a few of the many things we look at, but they give you an idea of what we do.
